FAQ

What is the difference between a mortgage valuation and an independent survey?

Once your offer has been accepted, and you’re on your way to owning your own home, but before your lender approves the mortgage, they want to carry out a valuation on the property. It is a common misconception that this valuation is a full survey and that the surveyor would raise any issues with you, your lender, or solicitor; however, this is not the case. So what is the mortgage valuation, and why do you need one

Why use a Chartered Surveyor?

A chartered surveyor will be your official advisory when purchasing a property. They will give you all the critical information you need to make informed decisions about your purchase. The surveyor’s advice could highlight things you hadn’t previously considered, saving you thousands of pounds in repair and maintenance costs.

What does a RICS surveyor do?

The RICS is the regulatory body for surveyors in the UK.The surveyor you instruct to survey your property or a property you want to buy is likely to be a residential surveyor with qualifications & experience in both building surveying and valuation surveying.

What is Conveyancing?

What is conveyancing? A Conveyancer is a solicitor who deals with the legal transfer of property from one person to another. Both buyer and seller will instruct a solicitor to act on their behalf. On the buyer’s side, checks will be carried out to make the buyer aware of any problems which may arise from the purchase.
