RICS Condition Report

The RICS Condition Report is the most basic of the three RICS survey levels. It uses a simple traffic-light system (1 = no repair needed, 2 = defects requiring attention, 3 = serious/urgent defects) to highlight the condition of all key elements of the property.

Unlike the Level 2 or Level 3 surveys, the Condition Report does not include advice on repairs or a valuation — it is designed to give you a snapshot of the property's current condition so you can make an informed decision before proceeding with a purchase.

This survey is best suited to conventional, modern homes (typically post-2000) that are in good condition and where the buyer simply wants peace of mind rather than a detailed technical analysis. If the property is older, has known issues, or is of non-standard construction, a Level 2 or Level 3 survey is recommended.
